All projectsAn office fit-out is counted in weeks, not vague months. This is the sequence we actually run: briefing and survey, concept design, tendering, permits, construction, handover. Allow 14 to 18 weeks for 600 sqm in refurbishment, and 6 to 10 weeks for 300 sqm of light works. Furniture and permits are the two items that make programmes slip.
Weeks 0 to 2 · briefing and survey
Site visit, dimensional survey, inventory of existing building services, interviews with the teams. The goal: fix desk numbers, areas per function and the target budget. This is the cheapest phase and the one that prevents the most errors.
Weeks 2 to 5 · concept design and costing
Layout drawings, material selection, services principles, cost per sqm. Two rounds with the steering group. By the end, 80% of the budget is committed: this is when to validate or correct, not later.
Weeks 5 to 8 · tendering and award
Consulting the trades, comparative analysis, contract finalisation. Allow two to three weeks. In design and build this phase sits inside our single contract.
Weeks 8 to 10 · permits and orders
Planning permission if the facade or structure changes, landlord approval, safety file. Place furniture orders now: twelve weeks is common for bespoke items.
Weeks 10 to 16 · construction and handover
Demolition, partitions, electrics, HVAC, floors, painting, furniture, finishes. Six weeks for 600 sqm in an occupied building, four for an empty floor. Always allow a buffer week.

- When should furniture be ordered?
- As soon as the concept design is complete, eight to ten weeks before site completion. Bespoke furniture takes twelve weeks.
